  • Dispatch: Target arrival within 2–4 hours (faster when feasible).
  • Stabilize: Main water/electric shut‑off support, leak containment, vendor triage.
  • Coordination: Open/secure for licensed vendors; sign‑in tracking & scope confirmation.
  • Updates: Live photo/video status; post‑event assessment with follow‑up if needed.
  • After‑hours: Nights/holidays +25% premium; 2‑hour minimum.
  • Exclusions: No structural/roof/HVAC repairs (vendor managed); visual/non‑invasive only.

  • Cadence: Quarterly inspections (4×/year), 40–80 photos per visit.
  • Vendors: Oversight of pool, lawn, pest, cleaning — schedule checks & quality review.

  • Concierge: Arrival/departure prep (HVAC, lighting, staging), supplies/inventory checks.
  • Quality: Quarterly vendor quality audits; annual maintenance calendar.
