Why it matters: The Disclaimer sets clear boundaries around our services so clients know exactly what we do (and what we don’t). It protects us from liability and protects clients by ensuring expectations are clear.

In simple terms: We help oversee and coordinate property care, but we’re not inspectors, insurers, or contractors. This policy makes sure everyone understands the scope of our role.

Scope & Non-Inspection

Anchor Management Group, LLC provides visual, non-invasive property checks and coordination services for owners. We are not a Florida-licensed home inspection company, general contractor, engineer, or architect. We do not:

  • Perform destructive testing.

  • Make code compliance determinations.

  • Provide engineering or structural evaluations.

  • Conduct pre-purchase or pre-sale inspections (these fall outside the scope of our services).


Licensing & Brokerage

In Florida, leasing, listing, advertising, or negotiating rentals/sales for compensation requires licensure under Chapter 475, Florida Statutes. Anchor Management Group, LLC does not provide brokerage services. If brokerage services are requested, they are provided by a licensed brokerage (e.g., ACE FL REALTY, LLC) under a separate agreement.


Insurance & Risk

  • Owners must maintain their own property and liability insurance.

  • Anchor Management Group, LLC is not an insurer or guarantor of property condition.

  • We are not responsible for losses due to latent defects, natural disasters (“acts of God”), criminal activity, or vendor workmanship.

  • Photo documentation is provided to assist owners and insurers but should not be relied upon as a warranty of property condition.


Vendors & Warranties

  • Any third-party vendors coordinated are independent contractors, not employees or agents of Anchor Management Group, LLC.

  • We do not warrant or guarantee vendor performance, pricing, or workmanship.

  • Owners authorize access and remain responsible for vendor selection, scope approvals, and payments unless otherwise agreed in writing.


Access & Security

  • Owners provide keys, lockboxes, alarm codes, and/or credentials, and accept responsibility for all access arrangements.

  • We make reasonable efforts to secure doors and windows after visits, but cannot guarantee total property security.

  • Owners remain responsible for all long-term security measures, monitoring, and insurance.


Emergency Response

  • Response-time windows are good-faith targets and may vary due to safety, weather, traffic, vendor availability, or other conditions beyond our control.

  • After-hours and holiday premiums may apply as listed in the applicable service plan.

  • Emergency coordination does not imply responsibility for damages, delays, or vendor outcomes.


Technology, Website, and Communications

  • Information provided through our website, reports, or digital communications is for informational purposes only and should not be considered legal, financial, or engineering advice.

  • Anchor Management Group, LLC, its web developers, IT contractors, and hosting providers are not responsible for any damages, losses, or claims resulting from:

    • Errors, omissions, or outdated website content.

    • Technical malfunctions, cyberattacks, or unauthorized access.

    • Misinterpretation of website information or policy summaries.


Liability Limitation

To the fullest extent permitted by law:

  • Anchor Management Group, LLC’s liability is limited to the total fees paid for services in the 90 days preceding a claim.

  • We are not liable for indirect, incidental, special, punitive, or consequential damages.

  • Owners agree to indemnify and hold harmless Anchor Management Group, LLC, its officers, employees, contractors, vendors, affiliates, and web developers against any claims, damages, or losses arising out of the use of our services or website.

Privacy

These services and disclaimers are governed by the laws of the State of Florida. Venue for any dispute is Miami-Dade County, Florida.
